      All pricing is in Australian dollars and was correct at the time of publication. Delivery, timber framed floors, verandahs, carports and cedar windows in lieu of aluminium windows are extra, please ask your local agent for a quote.  

Building sustainability index . Each home will have to be orientated correctly on your site as well as other site specific requirements and restrictions due to altitude, shading from trees and other variables. Basix does effect the cost of any new home.

Local authority fees including all Council building applications, Development approvals, Home owners warranty insurance and associated lodgment fees are not included in the above prices.

     INCLUSIONS TO KITS

Lock-up Kit

The lock-up kit includes all of the materials that you will need to complete the home to a secure shell, as well as the timber ceilings and first floor flooring materials.

Standard items to the lock-up kit are

• A full working set of plans that is ready for your local authorities.
• Aluminium windows and western red cedar doors.
• T2 pine wall frames (not affected by white ants!) 
• Architectural gusseted joists, with particle board flooring.
• Oregon rafters and ridge beams timber.
• Pine ceilings to loft.
• Colourbond roof iron and all accessories.
• Double insulation to the roof area.
• Your choice of Cypress, Western red cedar or hardiplank weatherboards.(brick is an option, but you would have to purchase them, we could point you in the right direction).
• All of the screws, hinges and door furniture to get your home to lock-up stage. (Nails not included, as your carpenter may not use the same nail guns as we do).

 Not supplied is the ground floor slab or internal staircase. None of the internal linings are supplied as this is an area of construction that goes beyond lock-up.

Optional extras

Other items not included, but are available are verandahs, timber decks, carports, western red cedar windows (plain or colonial) and kiln dried flooring.
